"Tenant shall indemnify, defend and hold Landlord harmless...", If something goes wrong because of you, you pay — including the Landlord's legal fees, "...in the event of a Default...", If you break the lease, "...shall be deemed Additional Rent...", Even if it doesn't look like rent, legally it IS rent — and failure to pay is a breach, "...whether or not such defaults are cured...", Even if you fixed the problem, the history of breaking it still counts against you, "Liquidated damages (and not as a penalty)...", A pre-agreed amount — the contract is saying "we already decided what this costs", "...shall survive the expiration of the Lease Term", The lease ends, but THIS obligation doesn't.
